What Is a Silicone Roof Coating?
A roof coating is a fluid-applied membrane that is rolled or sprayed over an existing roof to create a seamless, waterproof surface. Silicone coatings stand up to UV and ponding water and can restore metal, modified bitumen, built-up, EPDM and TPO roofs that are aging but still structurally sound.
Benefits of a roof coating:
- Restores the roof without a costly tear-off
- Seamless, waterproof surface helps stop leaks
- Bright white finish reflects heat and lowers cooling costs
- Resists UV exposure and ponding water
- Minimal disruption to your business
- Can often be recoated later to extend life again
Typical Brands
Roof Coating Products
We apply professional-grade coating systems from established manufacturers such as Gaco, together with the primers, seam treatments and detail products each system requires.

Gaco Silicone Coatings
Gaco has manufactured coatings and waterproofing since 1955. Its GacoFlex silicone line, including GacoFlex S42, is UV-stable, waterproof and highly flexible, with solvent-free formulas, plus detail products like LiquidRoofTape and GacoPatch for seams and penetrations.

Gaco Acrylic and Urethane Coatings
For well-drained roofs, GacoFlex acrylic coatings such as A48 offer a reflective, budget-friendly option. Urethane coatings add impact and chemical resistance and higher tensile strength for roofs with heavy foot traffic or demanding conditions.
Roof Coating FAQ
Is my roof a good candidate for a coating?
Most metal, modified bitumen, built-up, EPDM and TPO roofs can be coated if the deck is sound and there is limited wet insulation. We inspect the roof and check for trapped moisture before recommending a coating.
How long does a roof coating last?
Coating systems are commonly warranted for 10 to 20 years, depending on the product and how thick it is applied. When that period ends, the roof can often be cleaned and recoated to extend its life again.
Silicone, acrylic or urethane: which is right for me?
Silicone holds up best to ponding water and UV, so it is a common choice for flat roofs. Acrylic is a cost-effective option for roofs with good drainage. Urethane is the toughest against impact and foot traffic. We will recommend the right chemistry for your roof.
Will a coating stop my roof from leaking?
Yes, when it is done correctly. We repair seams, flashings and penetrations and reinforce problem areas first, then apply the coating to create a seamless, waterproof surface across the whole roof.
Will a coating project disrupt my business?
Coating projects are typically much faster and quieter than a tear-off, and your building can usually stay open during the work. Timing depends on roof size, prep work and the weather, and we include a schedule with your proposal.
